Before installing a custom outdoor sauna on your property, it’s important to ensure all local regulations and site requirements are met. While we build your sauna to high standards, permit approval and site compliance are the responsibility of the property owner unless otherwise agreed in writing.

1. Local Permits & Zoning Approval

Most cities in Minneapolis, Saint Paul, and the surrounding Twin Cities metro require a building or zoning permit for backyard structures over a certain size — including prefabricated or custom-built saunas.

You are responsible for:

  • Contacting your local city or county building department

  • Confirming whether a building permit, zoning permit, or setback approval is required

  • Ensuring the sauna location meets property line setbacks, easements, and lot coverage rules

Even prefabricated or “non-permanent” structures may require permits depending on size, electrical service, and placement.

While many Minnesota jurisdictions exempt structures under 200 square feet from building permit requirements, zoning approval is still commonly required. Zoning reviews focus on proper placement, including setbacks from lot lines, avoidance of easements, and restrictions on front-yard placement.

2. Minnesota State Building Code Compliance

Our custom saunas are designed and constructed to align with the Minnesota State Building Code where applicable.

In most cases:

  • Outdoor saunas are classified as accessory structures, not dwellings

  • They are not modular homes or industrialized buildings intended for habitation

  • Full modular/industrialized seals or dwelling requirements typically do not apply

3. Electrical Requirements

Electric sauna heaters and lighting require proper electrical service.

You are responsible for:

  • Hiring a licensed electrician

  • Completing all required electrical work prior to delivery or installation

  • Pulling any required electrical permits

We will provide heater specifications and electrical requirements in advance to support your electrician and inspector.

4. Site Preparation & Access

To ensure a smooth installation, please verify:

  • The installation area is level and accessible

  • Adequate clearance exists for delivery

  • Any required foundation, pad, or base meets local requirements

  • Underground utilities are marked if required

Your project manager will coordinate with you ahead of time to confirm readiness.
